RIVER LODGE BALLYDUFF - DESCRIPTION

River Lodge Ballyduff is a historic riverside holiday home situated on the banks of the River Blackwater near Ballyduff. Formerly a British garrison and later a Garda station, this listed building has been renovated while retaining much of its original character.

The property is arranged across three levels and offers accommodation for up to 8 guests. It features four bedrooms, a fully equipped kitchen, a snug, a small bar, gardens to the front and rear, a built-in BBQ and an outdoor hot tub. Paid access to a private fishing beat on the River Blackwater is also available.

River Lodge Ballyduff sleeps up to 8 guests across four bedrooms. Each bedroom can be arranged with either a king-size bed or twin beds.

IMPORTANT NOTES

1. Listed Building and Accessibility:

River Lodge Ballyduff is a listed building, which limited the renovations that could be carried out. Due to the historic structure and split-level layout of the property, it is not wheelchair accessible.

2. Bathroom Facilities:

There is no bath at the property. Bedrooms 1 and 2, located on the entrance level, have en-suite toilets without showers. Bedrooms 3 and 4, located on the upper level, have en-suite shower rooms. An additional shared shower room is located on the lower ground floor.

3. Hot Tub:

Guests using the hot tub must follow the operating instructions and safety guidance provided at the property.

4. Fishing:

Access to the private fishing beat on the River Blackwater is available at an additional charge and must be arranged separately. Fishing conditions and restrictions may apply.

5. Heating and Electricity:

Depending on the location of your booking, a non-refundable Utility Contribution of €40 may apply. If applicable, this charge is paid with your holiday balance and will appear in your payment breakdown.

If no Utility Contribution is shown on your booking, we recommend contacting our call centre to confirm how utility charges are applied, as this can vary by location.

If the €40 Utility Contribution has been charged, any additional utility costs will be handled in one of the following ways:

• Paid locally to the Owner or Property Manager. Please check with them directly, as the calculation method varies by property.


• Pay As You Go electricity meter. The €40 will be credited to the meter on the first day of your stay, and you will need to top up the meter as required during your stay.

Please note that gas or oil charges, where applicable, are always payable locally based on usage and are not included in the amount paid at the time of booking.

6. Security Deposit:

A minimum refundable security deposit of €200 per property must be paid prior to check-in to the local Property Manager or Owner. This is either taken over the phone by pre-authorising your credit card when you call the Property Manager to arrange your arrival time 48 hours in advance or, in some cases, it is taken on arrival. In some locations and at certain times of year, this can increase to €500 per property.
